Does my backyard qualify?
Most Rhode Island residential lots qualify. We need roughly 13×30 feet of clear space plus standard setbacks (usually 5–10 feet from property lines). RI law now requires municipalities to allow ADUs by right. We confirm everything in your free site report.
Financing
How do I finance the $140,000?
Many clients use a HELOC against their existing home equity. Personal loans and cash work too. We also partner with Foundation Finance Company for home improvement loans — Pre-qualify now →

What’s the payment schedule?
Four milestone payments: 30% at contract signing · 30% at framing · 30% at rough-ins · 10% at Certificate of Occupancy. You never pay for work that hasn’t been done.

Who handles the permits?
We do — every single one. Building, electrical, plumbing, mechanical, zoning compliance. We file everything the day the contract is signed and manage every inspection through Certificate of Occupancy. You make zero calls to the town.

What does “turnkey” mean exactly?
When we hand you the key, the unit is complete — kitchen installed, bathroom finished, flooring down, HVAC running, lights on, CO in hand. The only things left for you are furnishings and finding a tenant. Site utility connections are separate — we walk your lot and quote them exactly, in writing, before you commit.
Value
Does the ADU add value to my property?
A permitted, CO-issued ADU is legal, finished living space on your lot. How any individual appraiser treats it depends on your property, your town and the market at the time — ask your appraiser or agent for a read on your specific address.
Renting
How fast will I find a tenant?
That depends entirely on your location, your asking rent and the market when you list. We build the unit and hand you the Certificate of Occupancy — we don’t market it or set your rent, and we don’t make projections about either.
Use
Can I use it for a family member?
Absolutely. Many clients build for an elderly parent, adult child, or in-law. There’s no requirement to rent it out. You can use it as family housing and convert to a rental at any point — the unit is fully permitted and legally habitable either way.
